A RICS Home Survey is an independent inspection carried out by a chartered surveyor to assess the condition of a property. It provides clear, professional advice on defects, risks, and maintenance considerations to help you make an informed decision before purchasing.

There are three levels:
- Level 1 – Condition Report: Provides a basic overview of the property’s condition using traffic-light ratings.
- Level 2 – Homebuyer Report: Provides more detailed information on condition, defects, and advice on repairs and maintenance.
- Level 3 – Building Survey: Provides a comprehensive and detailed inspection with in-depth analysis and repair advice. -
Level 1 is suitable for newer properties in good condition. Level 2 is appropriate for most conventional properties built after 1900. Level 3 is recommended for older, altered, larger, or non-standard construction properties, or where significant works are planned.

Yes. The surveyor will identify visible signs of damp, movement, structural concerns, and other defects. The extent of detail provided depends on the survey level selected.

Inspection time varies depending on property size and complexity. Typically, Level 1 surveys take around 1 hour, Level 2 surveys 1 to 2 hours, and Level 3 surveys 2 to 4 hours or longer.

Reports are typically issued within 5 working days following the inspection.

The inspection itself is carried out independently, but we are always available to discuss findings before and after the inspection.

Surveys are visual inspections and do not include opening up the structure or testing services such as electrics, gas, or plumbing. Specialist inspections may be recommended if concerns are identified.
